House Clearance in London — Same Day, Free Quote, No Obligation

We are Sam n Son, a family-run clearance company based at Bassett Road.

We have cleared houses and flats across London since 2020, we are licensed by the Environment Agency as a waste carrier, and we hold a 5.0 rating from 108 Google reviews.

We can usually clear a property the same day you call. One room or the whole house, top floor or basement, we do all the lifting. And before anything leaves, we look through it with you —

not everything in a house is rubbish.

What a house clearance with us includes

Everything out of the property and legally disposed of: furniture, beds and mattresses, sofas, wardrobes, white goods and appliances, carpets, clothes, kitchenware, boxes, loft and shed, contents, garden furniture and general rubbish.

We dismantle what needs dismantling, carry from any floor with no lift needed, sort everything for recycling or reuse, and sweep the property before we leave.

Probate and bereavement clearances

Clearing a parent's or relative's home is not a normal removal job and we do not treat it like one.

We work at your pace, we put anything that looks personal, financial or valuable to one side for you to look through rather than loading it, and we can clear room by room over more than one visit if that is easier. If you are dealing with a solicitor or an estate agent's deadline, tell us the date and we will work to it.

Valuation and resale advice — before we clear, we look

Not everything in a house is rubbish. As part of a clearance we look out for items that may have resale, collectible or specialist value: antiques, good furniture, artwork, jewellery, watches, books, china, tools, records and the unusual things that are easy to miss in a skip.

Where it looks worth it, we will research what similar items are currently selling for and tell you honestly what we find. If something could be genuinely valuable, we will say so and recommend you get an independent professional valuation before it leaves the property.

We are clearance specialists, not qualified valuers, and we will never pretend otherwise. There is no charge for this and no obligation. It is simply how we think a clearance should be

done, and it matters most on probate jobs where nobody is quite sure what is in the house.

We recover what we can

Very little of what we take is genuinely rubbish. Furniture, clothes, books, kitchenware, tools and toys that still have life in them get passed on rather than tipped: donated to local charities,

given to neighbours and families nearby who can use them, or sold on our stall at car boot sales.

Greens go to a licensed compost yard, metal, wood, plasterboard and hardcore are separated for recycling, and only what nobody can use goes for disposal.

It keeps our disposal costs down, which is part of how we keep your price fair — and it keeps usable furniture out of landfill.

End of tenancy and landlord clearances

Tenant left furniture and rubbish behind? We clear the flat, take away everything that has been abandoned and leave it ready for the next viewing, usually within 24 hours. Useful if you are up against a check-out inspection or a deposit dispute.

Hoarder clearances

Handled discreetly and without judgement. No comment, no photographs, no lectures. We bring extra hands, work through the property at the speed the household can cope with, and

recover anything that matters to the person living there.

Licensed, and you get the paperwork

We are registered with the Environment Agency as a waste carrier. Every clearance comes with a waste transfer note, which is the document proving your rubbish was taken to a licensed

facility and not fly-tipped. If a clearance company cannot give you one, that rubbish is still legally your responsibility.

Questions we are asked

Is the quote really free?

Yes. We come out, look at the job and give you a fixed price. If you decide not to go ahead, that is fine and it costs you nothing.

Can you clear just one room?

Yes — one room, a garage, a loft or a whole house. Small jobs are welcome. Tell us what is there and we will price it.

Do you take fridges, freezers and mattresses?

Yes, all of them. Fridges, freezers and mattresses have to be disposed of separately under waste rules, so we allow for them when we quote.

Do you check for anything valuable before clearing?

Yes, and it costs nothing. We flag anything that looks like it has resale or collectible value and

tell you if we think it is worth an independent valuation before it goes.

How quickly can you come?

Usually the same day, seven days a week, 7:00 to 21:00. If you need a fixed time, say so and we will book a slot.

Do you clear the whole house in one visit?

Most houses, yes. Larger properties can need more than one day, and we will tell you that when we quote rather than after we start.

What happens to everything you take?

Usable furniture and household items are donated, passed to local families or sold at car boot sales, greens go to a licensed compost yard, and the rest goes for recycling or legal disposal.
